Job Description:
The Granada Highlands is a 900
unit luxury high rise community. As the Property Manager, you are the link between the residents and the company. Your focus will be on doing all you can to make the residents happy while complying with company policy.
Your day will be varied and include walking the community to ensure it is clean, safe and well maintained, maintaining resident files, working with the maintenance staff to ensure the make ready apartments are repaired before move ins or showings, handling residents problems and completing corporate reports.
Further responsibilities include:
Manage site staff in accordance with company policy.
Monitor, train, and directed site personnel including workload planning and coaching.
Perform written evaluations of employees and make recommendations for salary increases and/or advancements
Approve bills and negotiate and/or approve contracts for service within the parameters of the approved operating budget
Direct employees and/or contractors in performance of maintenance and repair work
Conduct daily site inspections of property
Establish and maintain positive relationship with residential tenants
Prepare an annual operating budget; manage income and expenses in accordance with the approved operating budget
Assist and supervise process of renting apartments and lease renewals through leasing staff
Establish, monitor, and enforce operating policies and procedures in accordance with company Policy and Procedures manual
Review and participate in monthly operating financial statements and budget to actual variance explanations.
Assume primary responsibility of compliance with any and all government regulations.

M P A believes that in order to be a successful Property Manager, you must have
Prior residential property management experience is required with a minimum of five years as a Property Manager
Prior Class A, high rise experience
Excellent customer service skills
Attention to detail
The ability to successfully handle multiple priorities
Must have good problem solving and leadership skills
Ability to work under pressure
Yardi experience preferred
Bachelor's degree (strongly preferred)
Reliable personal transportation
